Unfortunately my wife and I had decided to separate.  We decided that it would be best for me to leave home and seek accommodation elsewhere.  I rented a flat locally to be near the children.

We needed to sell the property to enable us both to release the money tied up in the property.

With regret, we placed the property on the market with a leading local estate agent.  With only two viewers in the first two months, finally an offer came in just below the asking price.  We accepted the offer and placed the sale into the hands of the solicitor.  After three weeks we’d heard little from the estate agents in terms of providing updates and our solicitor had also heard nothing from our buyers.  After much chasing, I managed to track down our buyers.  They let us down stating that the current downturn in the property market had changed their minds.  Great, we were back to square one.  I was disappointed with the agent as it was me that had to track down and chase the purchaser after they failed to answer calls.

It was at this point that I decided to take matters into my own hands.  After researching quick property buying companies, after seeing an article in a newspaper, I made contact with Instant Home Sale.  They were very understanding to my circumstances and talked me through the whole process.

Our house had been previously agreed at £239,000.  I’ll admit, prices had fallen since then and I estimated the value to be £225,000 now.

Instant Home Sale made us an offer of £180,000 and we eventually agreed a sale at £183,000 and we completed within 5 weeks.  It was a little less than what we expected but with the mortgage to pay each month as well as my rent and with no certaintly when the next buyer would be found we accepted the offer.

During the 5 weeks that the property was under offer with Instant Home Sale, I also kept the property on the market with the estate agent.  The agent was frustrated with us for agreeing a sale privately and he assured us that he would be able to get us an offer higher than Instant Home Sale's.

The agent came up with no further viewers and no further viewers.

I wouldn’t say that using your service was stress free, we were after all going through a difficult time.  We really needed to get our property sold.  I will however say that your service was faultless.  You under promised yet over delivered on the timescale.
